Section J as per National Construction Code

Section J assessments are regulated by the National Code of Construction (NCC) in regards to energy efficiency for commercial buildings (classification 2-9). 

An energy efficiency assessment assesses a building’s conformance against Section J of the NCC. EES can assess residential, commercial, education and industrial classes of buildings and can perform a wide range of assessments including thermal calculation (Verification Method / JV3 assessment) or Deemed-to-Satisfy assessments (minimum requirements).

Deemed to Satisfy

Our Section J assessment will indicate required construction materials to achieve a minimum standard for 'Deemed to Satisfy' provisions as set out in Section J of the NCC. 

‘Deemed to Satisfy’ requirements:

J1 – Building Fabric: Ceiling/roof, external walls and floors
J2 – Glazing
J3 – Building Sealing
J6 – Artificial Lighting
J7 – Hot Water Supply and Swimming Pool and Spa Pool Plant
J8 – Access for Maintenance and Facilities for Monitoring

JV3

A Verification Method JV3 thermal calculation reference building assessment simulates the building and compares its annual energy consumption to a complying Reference Building stipulated in the NCC.

The simulated Reference Building is simulated identically to the proposed building except for certain DTS compliant fabrics outlined in the NCC.

NABERS

NABERS uses different rating tools to understand how a building is performing in Energy (with or without Greenpower), Carbon Neutral, Waste, Water and Indoor Environment Quality.

NABERS compares the performance of a building to benchmarks that represent the performance of other similar buildings in the same location using 12 months worth of real data gathered from energy and water consumption data, waste data and IEQ measurements and surveys acquired on site.

EES can assist in estimating ratings as well as providing official NABERS ratings for offices, hotels and shopping centres for Energy, Water , IEQ and Waste ratings.

NABERS COMMITTMENT AGREEMENT

NABERS Energy Commitment Agreements allow developers and building owners to promote and market excellent greenhouse performance of new and refurbished commercial office buildings from the outset.

The Commitment Agreement outlines a project’s commitment to design, build and commission the building to a pre defined star level.

Energy efficiency which is considered from the start of a project reduces base building energy costs for the life of a building.

BEEC

The Commercial Building Disclosure (CBD) Program requires most sellers and lessors of office space of 1000 square metres or more to have an up-to-date Building Energy Efficiency Certificate (BEEC).

A BEEC sets out the energy efficiency rating of a building or area of a building that is offered for sale, lease or sublease and consists of a NABERS Energy for office rating, a CBD Tenancy Lighting Assessment (TLA).

GREEN STAR

Green Star is a suite of environmental ratings tools developed by the Green Building Council of Australia (GBCA). These tools holistically assess the environmental potential of a building across a range of categories such as energy, water, indoor environmental quality, transport and management and award a star rating accordingly.
